Why Dubai's 4% Is Actually Cheap
Dubai's one-time DLD fee sounds high until you compare it to global real estate transfer taxes. Singapore charges foreign buyers 60% ABSD since 2023. Canada's non-resident speculation tax stacks 25% on top of Ontario's Land Transfer Tax. The UK's SDLT brackets hit 17% for non-resident investors. Dubai's 4% is one-time, there's no annual property tax, and there's no capital gains tax — making the effective cost of ownership among the lowest in any major global real estate market.
| Market | Transfer Tax (Approx) | Annual Property Tax | Capital Gains Tax |

| 🇦🇪 Dubai, UAE | 4% (one-time) | ❌ None | ❌ None |
| 🇸🇬 Singapore | 60% ABSD (foreigners, 2023+) | ✅ 4% p.a. | ✅ Minimal |
| 🇬🇧 United Kingdom | Up to 17% SDLT (non-resident) | ✅ ~1% Council Tax | ✅ 24–28% CGT |
| 🇦🇺 Australia | ~5.5% stamp duty (state) | ✅ Land tax | ✅ CGT |
| 🇨🇦 Canada (Toronto) | Up to 4.5% LTT + 25% NRST | ✅ ~1.5% | ✅ 50% inclusion |
| 🇺🇸 USA (New York) | ~2.9% combined | ✅ ~1.5% p.a. | ✅ 20% federal + state |
Frequently Asked Questions
What is the DLD fee in Dubai?
The Dubai Land Department (DLD) charges a 4% transfer fee on the purchase price of any property in Dubai. This is paid at the time of registration at a DLD-approved Trustee Office. The fee is split legally 50/50 between buyer and seller, but in practice, buyers typically pay the full 4% as a market norm.
What is the Oqood fee for off-plan properties?
Oqood (Arabic: عقود) is the initial off-plan registration at DLD. The fee is the same 4% of the purchase price, paid at the time of signing with the developer. No second 4% is charged when the property is completed and title deed is issued — the Oqood registration converts to a title deed.
What is the gift transfer DLD fee rate?
First-degree relatives — spouse, parents, and children — can transfer property in Dubai at a reduced DLD rate of 0.125% (AED 1.25 per AED 1,000 of property value) instead of the standard 4%. The transfer must be a genuine gift with no monetary consideration. It must be registered at a DLD Trustee Office with supporting documentation proving the family relationship.
Can the DLD fee be included in my mortgage?
No. As of 2026, the Central Bank of UAE (CBUAE) regulations explicitly prohibit financing DLD fees through a mortgage. All government fees — DLD transfer fee, trustee fee, mortgage registration fee — must be paid in cash on the day of transfer at the Trustee Office.
What is the Service Partner Fee and who pays it?
The Service Partner Fee (AED 4,200 including VAT) is charged by DLD on properties valued at AED 2,000,000 or above. It is paid to DLD's service partner network. This fee is not widely documented on competitor calculators but is a real fee charged on premium transactions. The buyer typically pays this at the Trustee Office alongside the 4% transfer fee.
What is the trustee office fee in Dubai?
The DLD Registration Trustee office fee is AED 4,000 (plus 5% VAT = AED 4,200 total) for properties priced at AED 500,000 or above. For properties below AED 500,000, the fee is AED 2,000 (plus 5% VAT = AED 2,100 total). This is the fee paid to the approved conveyancing office that processes your transfer on behalf of DLD.
Is there annual property tax in Dubai?
No. Dubai has no annual property tax on real estate ownership. The 4% DLD transfer fee is a one-time cost at purchase. There are also no capital gains taxes in Dubai. This makes Dubai one of the most tax-efficient real estate markets globally — significantly cheaper than Singapore (60% ABSD for foreigners), the UK (up to 17% SDLT), or Canada (up to 29.5% LTT + NRST combined).
What is included in the "Total Buyer Cost" tab?
The Total Buyer Cost includes all government fees (DLD transfer fee, trustee fee, title deed, knowledge and innovation fees, mapping fee for land, service partner fee, mortgage registration and admin fee) plus optional non-government costs: agent commission (typically 2% + 5% VAT), developer NOC fee (AED 500–5,000 depending on developer), and DEWA utility connection (AED 2,000 refundable deposit + AED 130 activation). These are all the cash amounts you need to arrange before transfer day.
